I’ve been asking a bunch of questions of other HOA’s and their managing practices. A friend of mine is on a board and she has said a few things.
First, the late fees can be asked to be waived per Colorado State Law.
Second, as long as we come up with the required quorum of homeowner’s, 10% per GVR By-Laws, we can vote whomever we want out of the office. At that point, it has been suggested that we have the HOA run by a professional management company. She said she had problems with her HOA prior to that as well.
Third, they have an independent audit every year by a different auditor, never the same one. Sounds like a winner to me.
Lastly, the amount of extraneous money that is on the erroneous budget report being spent is ridiculous. It needs some serious budget cuts or an audit that exposes what is really going on. I believe that the District Delegates need to be abolished and go back to running the HOA with Homeowners being asked what to do.
